Denver Dirk & Co. – Neighborhood Guide
Living in Central Park, Denver
Your local guide to living, buying, and selling in one of Denver’s most beloved
neighborhoods.
Central Park, formerly known as Stapleton, is one of Denver’s most ambitious and successful urban redevelopment stories. Built on the footprint of the old Stapleton International Airport, this master-planned community has transformed thousands of acres of former tarmac and terminal into one of the most livable, family-friendly, and thoughtfully designed neighborhoods in the entire metro area.
The Lifestyle
Central Park offers a lifestyle built around community, greenspace, and convenience. Over 60 parks and 60 miles of trails wind through the neighborhood, and the town center at Stapleton provides shopping, dining, and gathering spaces that give the area a genuine downtown feel. The Eastbridge and Stapleton retail corridors are home to local favorites, boutiques, and restaurants that keep residents close to home. For our family, the Fairfield shops have been a Black Friday tradition for years, one of those rituals that speaks to how well this neighborhood was designed for real life.
The Homes
Central Park offers one of the widest ranges of housing options in the Denver metro, from starter townhomes and paired homes to large single-family homes on generous lots. The neighborhood was developed in phases over many years, meaning you will find a variety of architectural styles and price points throughout. Entry-level homes start in the mid $400s, with mid-range single-family homes running from $600,000 to $1,000,000, and the larger premium homes reaching $1.2 million and beyond.
My Experience in Central Park
My connection to this neighborhood goes back further than most. As a child I remember running through the old Stapleton International Airport, long before security lines became what they are today. I can still picture the giant granite tiles underfoot and the runway that crossed over I-70, a piece of infrastructure that felt almost futuristic at the time. Watching that same land transition from a place of transportation to a place of living has been one of the more remarkable things I have witnessed in my real estate career. And if you have never visited the original air traffic control tower that still stands in the neighborhood, I highly recommend it. The views of Denver from up there are some of the best in the city.
The Market
Central Park remains one of Denver’s strongest family-oriented markets. Top-rated schools, abundant parks, and a strong sense of community keep demand high and turnover relatively low. The neighborhood attracts a mix of young families, professionals, and move-up buyers, and well-priced homes continue to move quickly. The ongoing development of the area ensures that amenities keep improving, which bodes well for long-term appreciation.
Schools and Location
Central Park is served by Denver Public Schools with several highly rated options including Westerly Creek Elementary and Bill Roberts ECE-8 School. The neighborhood sits just northeast of downtown with easy access to I-70, making both downtown Denver and Denver International Airport easily reachable. Light rail connects residents to Union Station and beyond.
