Denver Dirk & Co. – Neighborhood Guide
Living in Old Town Arvada
Your local guide to living, buying, and selling in one of Denver’s most beloved
neighborhoods.
Old Town Arvada is one of those rare places that has managed to grow and evolve without losing the soul that made it special in the first place. With a small town feel set against the backdrop of a major metro area, Old Town has always had a character all its own, and that character has only deepened as the neighborhood has become one of the most sought-after destinations on Denver’s west side.
The Lifestyle
Old Town Arvada today is a destination. Olde Wadsworth Boulevard is lined with locally owned restaurants, breweries, boutiques, and coffee shops that draw visitors from across the metro. The light rail connection to downtown Denver makes it genuinely easy to live here without a car, and the calendar of community events keeps the streets alive year-round. Whenever we are looking for something to do in Denver, Old Town Arvada never fails to deliver. The energy is warm, familiar, and always worth the trip.
The Homes
Old Town Arvada offers a charming mix of original bungalows, ranch-style homes, and newer infill construction that has filled in around the historic core. Lot sizes tend to be generous, and the tree-lined streets give the neighborhood a timeless residential feel. Price points are strong but still offer value compared to some of Denver’s more premium submarkets, with most single-family homes ranging from the mid $500s to just over $1 million for the most updated and well-located properties.
My Experience in Old Town
Old Town Arvada is personal for me in a way that few neighborhoods are. I lived just a couple of blocks away and these streets were my stomping grounds. Even then the neighborhood had that little town, big city vibe that is so hard to find and so easy to love. The area has grown exponentially since those days, but every time I visit I still feel like I might run into someone I have known for years, and more often than not I do. The Arvada Harvest Festival is something that is woven into my memory, marching through the streets and heading to the carnival afterward with that particular kind of excitement that only comes from being a kid in a town that feels like it belongs to you. That sense of community is not manufactured here. It is real, and it is one of the things that makes Old Town Arvada unlike anywhere else in the metro.
The Market
Old Town Arvada has seen significant appreciation over the past decade as buyers have discovered what locals have always known. Light rail access, a thriving downtown corridor, and a strong sense of community make it an increasingly attractive option for buyers priced out of closer-in Denver neighborhoods. Inventory moves steadily and demand remains consistent year-round.
Schools and Location
Old Town Arvada is served by Jefferson County Public Schools, one of the strongest school districts in the state. The neighborhood sits along the G Line light rail, connecting residents to Union Station in downtown Denver in under 30 minutes. Easy access to I-70 puts the mountains within reach on weekends and the rest of the metro within a short commute.
