Denver Dirk & Co. – Neighborhood Guide
Living in Westwoods, Arvada
Your local guide to living, buying, and selling in one of Denver’s most beloved
neighborhoods.
Westwoods is one of Arvada’s most established and desirable communities, tucked up against the foothills with mountain views, mature landscaping, and a quiet residential character that draws buyers looking for space, stability, and a strong sense of neighborhood. It is the kind of place where people put down roots and stay, and for good reason.
The Lifestyle
Life in Westwoods revolves around the outdoors and the community. The Westwoods Golf Course is a centerpiece of the neighborhood, offering a well-maintained course with stunning Front Range views that make every round feel like a getaway. Nearby trails connect residents to Ralston Creek and the broader Jefferson County open space system, and the foothills are close enough to feel like your backyard. The neighborhood is quiet and well-kept, with a strong HOA presence that maintains property values and community standards.
The Homes
Westwoods features well-built single-family homes on generous lots, many with mountain views and mature trees that give the neighborhood a settled, established feel. Homes here tend to be larger than in closer-in Denver neighborhoods, offering more square footage and outdoor space for the price. Most single-family homes range from the mid $700s to over $1 million, with updated and view-facing properties commanding the strongest prices.
My Experience in Westwoods, Arvada
My history with Westwoods goes back further than most people would guess. In my younger days this area was mainly open fields, and as kids we took full advantage of that, practicing our driving skills in old farmer’s fields and gathering around late night campfires that only high schoolers think are a good idea. The Westwoods Golf Course holds particularly special memories for me from my days on the high school golf team, a place where a lot of growing up happened between the fairways. Over the years I have watched those fields give way to one of Arvada’s most sought-after neighborhoods, and I have been active here ever since. Westwoods has been a strong market for fix and flip opportunities throughout my career, and a portion of my personal sphere of clients and friends calls this neighborhood home to this day.
The Market
Westwoods offers strong and consistent demand from buyers seeking more space, mountain proximity, and a quieter lifestyle without sacrificing access to the metro. The neighborhood attracts families, move-up buyers, and investors alike, and its track record of appreciation makes it a sound long-term investment. Fix and flip activity has historically been strong here, and well-renovated homes continue to perform well at resale.
Schools and Location
Westwoods is served by Jefferson County Public Schools, one of Colorado’s top-rated districts. Ralston Valley High School serves the area and has a strong academic and athletic reputation. The neighborhood sits just minutes from Highway 93 and Indiana Street, providing easy access to both Golden and downtown Arvada, with I-70 a short drive away for mountain access or commuting east into Denver.
