Denver Dirk & Co. – Neighborhood Guide
Living in Washington Park, Denver
Your local guide to living, buying, and selling in one of Denver’s most beloved
neighborhoods.
Washington Park, affectionately known as “Wash Park” by locals, is one of Denver’s most beloved and sought-after neighborhoods. Anchored by the stunning 165-acre Washington Park, this area offers a rare combination of outdoor lifestyle, walkable streets, charming architecture, and a vibrant community that keeps residents here for decades.
The Lifestyle
Life in Washington Park revolves around the park itself. Two lakes, manicured gardens, tennis courts, a recreation center, and miles of paths for running, cycling, and rollerblading make it a year-round outdoor destination. Washington Park holds a special place for me personally, it is where I took my wife on one of our first dates.
The Homes
Washington Park features some of Denver’s most beautiful residential architecture. Craftsman bungalows, Tudor revivals, and brick colonials sit alongside newer luxury infill homes and modern renovations. Most single-family homes range from $750,000 for a tear-down opportunity to well over $5 to 10 million for premier on-park properties.
My Experience on the Park
I had the privilege of working directly alongside one of Denver’s premier home builders on a record-setting sale on the park, and was involved hands-on in the design, layout, finishes, and project completion of a luxury short-term rental on the park that rivals only the finest properties in Cherry Creek.
The Market
Wash Park remains one of Denver’s most competitive submarkets. Well-priced homes move quickly, often receiving multiple offers within the first weekend. If you are a buyer targeting this neighborhood, having a strong strategy and a knowledgeable agent in your corner is not optional, it is essential.
Schools and Location
Washington Park sits within the Denver Public Schools district, with Steele Elementary and South High School serving the area. Easy access to I-25 for commuters, and Cherry Creek is just a short drive east.
