Clients ask me this more than almost anything else. Not “what’s my house worth” or “what’s the market doing,” those come up too, but the one that sticks with me is simpler: what do you actually do all day? After more than 18 years in Colorado real estate, buyer and seller deals, luxury and first-time buyers, multifamily and commercial, land and new construction, HUD listings and distressed sales, I’ve closed enough transactions to know the honest answer. Most of the job happens somewhere you never see it. That’s not an accident. That’s the job done right.

The Calls You Never Know Happened

A big part of what I do is simply being reachable when something comes up, and something always comes up. A lender needs a document at 7pm. A seller gets nervous the night before closing and just needs to talk it through. A buyer sees a headline about rates and wants to know what it actually means for them. None of that shows up on a closing statement, but all of it is the work.

Some weeks are quiet. Other weeks three transactions hit their hardest stretch at the same time and every hour is spoken for. That ebb and flow is the actual shape of this job. I’m not on a schedule so much as I’m on call for wherever I’m needed most that week, and the structure of my days bends around that, not the other way around.

Solving Problems Before They Become Problems

This is where experience earns its keep. An inspection turns up something unexpected. An appraisal comes in light. A financing timeline slips. None of these are rare, they happen on a normal transaction more often than people think, and how they get handled is the difference between a deal that falls apart and a deal that closes on time with everyone still speaking to each other.

Clients are involved in all of it, but the authority they give us is what lets us spearhead the issue itself. That means getting on the phone with a lender to restructure a timeline, negotiating with the other agent to split a repair cost instead of blowing up the deal, or pulling in a contractor on short notice for a second opinion before an appraisal deadline, then bringing it all back to the client with real options and a clear read on each one. That’s where the guidance comes in, laying out what happened, what the choices are, and what each one means, so the client can make the best decision with the full picture in front of them. When it works, they experience a closing that went smoothly. They rarely know how close it came to not being smooth, and honestly, that’s the point.

Always Listening

Eighteen years and hundreds of transactions in this market means I hear things early. A seller who mentions at a dinner they’re thinking about listing next spring. Another agent who mentions a deal falling through before it’s public. A shift in a neighborhood that hasn’t shown up in the data yet but is obvious if you’re paying attention. None of that comes from a website or an app, it comes from staying plugged into a lot of conversations across a lot of corners of this business.

The value of that isn’t the information itself, it’s knowing which client it belongs to. A big part of my week is just listening, and connecting what I hear to the right buyer, the right seller, or the right investor before anyone else does.

Why the Structure Looks Like an Ebb and Flow

I’ve worked nearly every corner of this industry, residential and commercial, investment and owner-occupied, fix and flip, property management, land and development, and training other agents on top of my own transactions. That range is exactly why no two weeks look the same. Some days are all research and preparation, comps, strategy, paperwork, the unglamorous groundwork that has to happen before a client ever sees the result. Other days are wall to wall calls and showings and negotiations. The structure isn’t a fixed routine, it’s a rhythm that responds to where the work actually is.

That’s the part clients rarely get to see, and it’s also the part I’m proudest of. If your transaction felt calm, that calm was built by someone working quietly in the background. If it felt hard, it’s because it genuinely was, and that’s exactly when it helps to have someone who’s already seen that particular problem before.

If you’re curious what any of this looks like for your own situation, or you just want to grab a coffee or catch up over a happy hour sometime, reach out. I’m always up for the conversation.

---

I’ve had transactions where the other side failed to perform, leaving my own client to deal with the consequences. And I’ve done everything right on a deal, only to watch the market refuse to cooperate.

That’s real estate.

The truth is, not every challenge has a villain. Markets shift. Buyers and sellers change their minds. Financing changes. Inspections uncover surprises. Timelines fall apart. Even when everyone is acting in good faith, transactions can become complicated.

That’s where experience earns its keep. Not when everything goes according to plan, but when it doesn’t. The value of a seasoned professional isn’t measured by how often problems arise. It’s measured by how effectively those problems are anticipated, managed, and solved before they become your problem.
